Every once in a while, a real estate transaction comes together so smoothly and so quickly that it reminds you exactly why relationships and experience matter in this business.
Last week, I had one of those moments.
Wyatt Poindexter and I had the privilege of representing the seller on a luxury property here in the Oklahoma City market. We received an offer Sunday evening. Like most deals, there was some back and forth—working through terms, negotiating price, and making sure both sides felt good about the agreement.
By Tuesday, we had it locked in.
And then came the part that almost never happens this fast.
We closed that same deal on Friday at 3 p.m.
Five days—from offer to closing.
How Did It Happen?
Let’s be clear—this is not the norm. But it does highlight what’s possible when the right pieces are in place.
This was an all-cash transaction, which immediately removes several of the most common delays:
- No lender involvement
- No appraisal requirements
- No mortgage inspection survey
- No financing contingencies
In addition, the buyer chose to move forward without inspections or a TRR (treatments, repairs, and replacements) request. That eliminated another layer of potential delays and negotiations.
When you strip a transaction down to its essentials, speed becomes possible—but only if everyone involved knows how to execute.
