A Real Estate Contract Is More Than a Click: Relationships Still Matter - Wayne Kirby | The Agency Oklahoma

Technology can make real estate faster, but relationships, experience, and personal representation still matter.

Technology has changed almost everything about the way we do business.

We can sign contracts from our phones, tour homes online, send a text instead of making a call, and communicate with someone without ever sitting across the table from them.

I use technology every day, and I appreciate what it allows us to do. But there is one thing I never want technology to replace:

The personal connection.

Before real estate, I spent 20 years owning and operating a truck brokerage business. Over those 20 years, we handled approximately 16,000 loads—an average of about 800 loads per year.

And here's something that stands out to me today:

Not one of those loads came from an internet lead.

That business was built one relationship at a time. It was built through telephone conversations, face-to-face meetings, handshakes, trust, doing what you said you were going to do, and taking care of people.

Those relationships kept the business growing for 20 years.

When I moved into real estate, I brought that same philosophy with me.

Real Estate Is Personal

To me, a buyer or seller is never just an internet lead that popped up on a computer screen.

You're a person making what could be one of the biggest financial decisions of your life.

You may be buying the home where you're going to raise your family and make memories for years to come.

You may be selling a home you've lived in for 20 or 30 years and have an emotional attachment to.

Or you may be purchasing an investment property that you hope will help provide financial security and income later in life.

There's nothing impersonal about any of that.

That's why I don't believe real estate should ever become nothing more than swiping on a computer screen, sending a few text messages, electronically signing a contract, and moving on to the next transaction.

Technology can help facilitate the transaction.

But technology shouldn't replace the relationship.

A Contract Is More Than a Signature

When my client's name goes on a contract, I take that seriously.

There are real dollars involved. There are inspections, appraisals, financing, deadlines, negotiations, emotions, and sometimes difficult decisions that need to be made.

That's where I believe an experienced real estate agent earns their value.

After 20 years in real estate, one of the skills I value most is negotiation.

Negotiating isn't simply sending an offer electronically and waiting for a response. It's understanding the other side, knowing when to talk and when to listen, knowing the market, recognizing leverage, communicating clearly, and figuring out how to put your client in the strongest position possible.

Every transaction is different because every person and every situation is different.

That's something an algorithm can't change.

I Want What's Best for My Client

I genuinely want what's best for the people I represent.

That doesn't mean every negotiation will go exactly the way we want it to. Real estate doesn't work that way. But it does mean that when I represent you, I'm going to work hard, communicate with you, give you my experience and advice, and negotiate for your best interests.

I want to know the person I'm working with.

I want to understand what you're trying to accomplish.

And I want you to know that when you call me, you're not just another lead in a database.

You're my client, and you've trusted me with something important.

After more than 35 years in sales between the trucking industry and real estate, I've learned that technology will continue to change—but people haven't.

People still want to be heard. They want someone they can trust. They want someone who answers the phone, communicates, negotiates, and genuinely cares about the outcome.

That's why, for me, a real estate contract will never be just a swipe on a computer screen or a text message.

It's personal.

And I believe that's exactly the way real estate should be.

Technology can facilitate the transaction. It should never replace the relationship.
