Oklahoma Lake Real Estate: What the Last 90 Days Are Telling Us

From Lake Eufaula to Grand Lake, buyers have more choices—but great lake properties still stand apart.

If you spend much time around Oklahoma, you know our lakes are more than weekend destinations. For many families, they are where memories are made—and increasingly, they are places people want to call home, whether full-time or for weekends and summers.

As we head toward the end of summer, I wanted to take a look at what the recent real estate numbers are telling us around four of Oklahoma’s popular vacation and second-home markets: Lake Eufaula, Keystone Lake, Lake Hudson and Grand Lake.

The biggest takeaway? There is no single “Oklahoma lake market.” Each lake is behaving a little differently.

Lake Eufaula

Lake Eufaula continues to be one of Oklahoma’s most recognizable vacation-home destinations, with everything from modest weekend properties to luxury waterfront homes and communities such as Carlton Landing.

Over the three-month period ending in June, the Eufaula market recorded a median sales price of approximately $254,000, down about 8.3% from the same period last year. Homes averaged about 84 days on the market, compared with 40 days a year earlier.

That tells me buyers are being more patient and selective.

But averages don't tell the entire story at the lake. Recent sales around Eufaula have ranged from homes in the $200,000s to luxury properties selling well above $600,000 and $800,000.

For sellers, presentation, condition, water access, views and pricing are becoming increasingly important. For buyers, the additional time on market may create opportunities that simply weren't available in a faster market.

Keystone Lake

Keystone is an interesting market to watch because of its proximity to Tulsa. You can enjoy acreage, water and the lake lifestyle while remaining convenient to one of Oklahoma's largest metropolitan areas.

The broader Sand Springs market has been moving considerably faster than several of the other lake areas. Over the three months ending in June, the median sales price was approximately $267,000, up 7.2% year over year.

Homes were selling in an average of only 11 days, compared with 19 days during the same period last year.

Current lake-specific inventory also shows a wide range of choices, from smaller properties and lots to significant waterfront acreage.

I believe Keystone's combination of water, land and proximity to Tulsa is going to keep this area interesting for buyers looking for something different from a traditional suburban home.

Lake Hudson

Lake Hudson is probably the quietest of these four markets—and that can be part of its appeal.

Because Lake Hudson covers smaller communities, transaction volume is lower and individual sales can have a much greater impact on market statistics. In nearby Langley, the three-month median sales price was approximately $285,000, up about 7.9% year over year in the latest available three-month data.

The broader Mayes County market provides some additional perspective. Typical home values were approximately $221,000 as of July, up about 4.3% over the previous year, while the median sale price was approximately $243,000 in June.

For someone who wants the Oklahoma lake lifestyle without necessarily being in one of the state's highest-profile resort markets, Lake Hudson deserves a look.

Grand Lake

Grand Lake remains one of Oklahoma's premier destinations for luxury lake living, boating and second homes.

Grove gives us a good snapshot of what has been happening around the Grand Lake market. Over the three months ending in June, the median sales price was approximately $271,000, down about 16% compared with the same period last year.

Homes averaged approximately 53 days on the market, compared with 77 days a year earlier.

Inventory is also giving buyers more choices. Grove had approximately 369 homes listed for sale in June, up more than 27% from a year earlier.

But Grand Lake is another market where the median can be misleading. A $250,000 property and a million-dollar waterfront home are two completely different markets. Recent Grove-area sales include properties exceeding $1 million, demonstrating that demand remains for quality waterfront and luxury homes.

So, Is This a Buyer's or Seller's Market?

I would describe today's Oklahoma lake market as more selective than weak.

Buyers generally have more choices, and they are taking more time before making decisions. That means sellers can't simply put a lake property on the market at any price and expect immediate results.

At the same time, truly special properties—great water, docks, views, updated homes, acreage and desirable locations—can still command attention.

For buyers, this may be one of the better environments we've seen in a while to slow down, compare properties and negotiate.

For sellers, pricing and marketing matter more than ever.

The Bigger Picture

One thing hasn't changed: people still want the lake lifestyle.

They want a place where the kids and grandkids can come for the weekend. They want to sit on the back porch and look at the water. They want a boat in the dock, a little more room and somewhere that feels like an escape from everyday life.

And you don't have to leave Oklahoma to find it.

Whether it's Lake Eufaula, Keystone Lake, Lake Hudson or Grand Lake, each market offers something a little different.

If you're considering buying or selling a lake property, don't rely solely on a statewide or even citywide average. Lake real estate can change dramatically from one shoreline, neighborhood or cove to another.

That's where knowing the market—and knowing how to properly position a property—really matters.
