The Market Has Changed: What Oklahoma Home Buyers and Sellers Need to Know This Fall

The real estate market has definitely changed.

If you’ve been thinking about buying or selling a home in Oklahoma, you’ve probably heard plenty of opinions about interest rates, inventory, home prices, and where the market may be headed next.

After nearly 20 years in real estate, one thing I’ve learned is that there is always opportunity in the market. The strategy just has to change with it.

For Sellers: You Have to Stand Out

There was a time when you could put a home on the market, put a sign in the yard, and sometimes have multiple offers almost immediately.

Today, buyers have more choices in many price ranges, which means pricing, presentation, marketing, and exposure matter.

A recent listing of mine in Canyon Lakes is a great example.

We made a $10,000 price adjustment on the home, but we didn’t just change the price and wait for someone to notice. That evening, I created an email campaign through the technology we have available at The Agency and sent the property directly to more than 2,000 real estate agents.

More than 880 agents opened that email.

One of those agents scheduled a showing the next day. Her clients saw the home, fell in love with it, and by that evening we had a full-price offer.

Could that buyer have eventually found the property another way? Absolutely. But I believe good marketing is about being proactive instead of simply waiting.

That is especially important in today’s market.

For Buyers: More Choices Can Create Opportunity

Higher mortgage rates have certainly changed affordability for many buyers, but there is another side to the story.

More inventory can mean more choices.

Depending on the property and circumstances, buyers may also have opportunities to negotiate on price, closing costs, repairs, or other terms that were much harder to negotiate during an extremely competitive seller’s market.

The important thing is understanding the individual property and not treating every home or neighborhood the same.

Real estate is local—and sometimes it’s even street by street.

Luxury Real Estate Requires a Different Approach

The luxury market is even more dependent on strategy.

Luxury isn’t defined by price; it’s the experience.

When you’re marketing a higher-end property, you’re typically working with a smaller pool of potential buyers. That makes professional presentation, targeted exposure, agent-to-agent relationships, technology, and access to buyers outside the immediate market even more important.

One of the questions I hear regularly is:

Instead of trying to perfectly time the market, I believe in putting together the best strategy for the market we’re actually in.

Sometimes that means adjusting a price. Sometimes it means being patient. Sometimes it means changing the marketing strategy. And sometimes an opportunity comes along that makes it the right time to make a move.

Every situation is different.

Technology Is Important, But Relationships Still Matter

Technology has changed our business tremendously, and I believe in using every tool available to help my clients.

But technology doesn’t replace relationships.

Real estate is still a relationship business.

A phone call to another agent, knowing what’s happening in a neighborhood, understanding how to negotiate a difficult situation, or knowing how to get a property in front of the right people can make a tremendous difference.

That’s why I’ve always believed in relationships over transactions.

At the end of the day, this business isn’t just about houses. It’s about people.
